PT. XYZ is a company engaged in precast concrete manufacturing that operates several key machines such as MCC, Boiler, and BFS. The main problem faced is the high frequency of machine breakdowns and maintenance costs due to the suboptimal maintenance strategy applied. Data showed that the total downtime over a period of 9 months reached 1015 hours, with actual maintenance costs amounting to Rp 3,985,815,409,762. This study utilizes the Markov Chain method to model the transition of machine failure states and calculate the expected maintenance cost based on four different maintenance strategies: P1 (preventive for status 2 and 3), P2 (preventive only for status 3), P3 (fully preventive), and P4 (fully corrective). The results show that strategy P3 produces the lowest expected maintenance cost at Rp 5.738.503.615, significantly more efficient compared to other strategies. Strategy P1 resulted in Rp 8.73 billion, P2 in Rp 11.05 billion, and P4 in Rp 12.25 billion. This indicates that maintenance strategy using a probabilistic approach with Markov Chain can optimally support decision-making to reduce maintenance costs and improve maintenance scheduling efficiency.
